What Is Engineered Timber Flooring?
Engineered timber flooring consists of a genuine hardwood veneer bonded to a stable plywood or HDF core. The result is a floor that looks, feels and sounds like real timber — because the surface layer is real timber — but with far greater dimensional stability than solid hardwood.
As a floating floor, engineered timber can in certain cases be laid directly over existing tiles, making it a practical renovation option. Where the subfloor isn't quite flat enough, we apply self-levelling compound first — we are absolutely pedantic about getting the preparation right before a single board goes down.

Common Questions
Can engineered timber go over tiles?
In certain cases yes — engineered floating timber can go directly over your existing tiles. In other cases we need to apply self-levelling compound first to ensure the surface is flat enough. We always assess the subfloor before recommending an approach. Tiles must be firmly bonded and grout lines must not be too deep for a direct overlay.
What is the difference between engineered and solid hardwood?
Solid hardwood is milled from a single piece of timber and is more susceptible to movement with temperature and humidity changes. Engineered timber has a real hardwood veneer bonded to a stable plywood or HDF core, making it more dimensionally stable and suitable for a wider range of subfloor conditions — including over concrete slabs.
Can engineered timber be sanded and refinished?
Yes — quality engineered timber with a veneer of 3mm or more can be lightly sanded and refinished. This extends the life of the floor significantly and allows you to update the look over time. Thinner veneers (1–2mm) generally cannot be sanded.
